The Park was purchased by Nuveen Real Estate in Q2 2014 and Canmoor was appointed as Asset Managers having sourced the opportunity for them, off-market. During the ownership rental income increased by 67% and average rents per sq. ft grew from £6.00psf to £9.00 plus. We completed 80,000 sq. ft of new build construction across three plots, as well as numerous asset management initiatives including securing the long-term occupation of the Park’s two largest tenants in 100,000 sq. ft of accommodation. As a result of this leasing and asset management success, the sale realised a 144% increase in capital value from purchase, generating a significant return for our investors. A sale was completed in Q1 2021.
